Essex County is the heart of the Adirondacks. It holds the High Peaks and Mount Marcy, the tallest mountain in New York, the Olympic village of Lake Placid, and miles of Lake Champlain shoreline. In the southern towns, Ticonderoga and Schroon Lake offer year-round homes and lake properties within about 90 minutes of Albany.
The Capital Region Team at Compass helps buyers and sellers in Essex County, especially in its southern towns.
Please note: Our MLS covers only part of Essex County. Most homes in Lake Placid, Saranac Lake and the other northern towns are listed on a different MLS, and on October 23, 2026 our feed showed just one active listing in those towns. The listings on this page lean toward the southern part of the county. We work in parts of Essex County, and for other areas we're happy to refer you to a trusted local agent.

Mount Marcy in the Town of Keene is the highest point in New York at 5,344 feet. Keene Valley and the surrounding towns are a base for hiking the Adirondack High Peaks.
Lake Placid hosted the Winter Olympics in 1932 and 1980. Whiteface Mountain in Wilmington is one of the biggest ski mountains in the East.
Lake Champlain forms the county's eastern edge, with waterfront towns like Westport, Essex and Willsboro. Fort Ticonderoga, first built in 1755, sits where Lake George meets Lake Champlain.
Schroon Lake, Paradox Lake and the lakes around Minerva and Newcomb offer camps, cabins and lake homes, often at lower prices than Lake George.

Yes. Most of Essex County is inside the Adirondack Park, where the Adirondack Park Agency (APA) has rules on building, lot sizes and shoreline. We'll help you check what's allowed on any property before you buy.
Yes. VA loans can be used anywhere in the county, including on multi-family homes up to four units if you live in one of them. We specialize in working with veterans using their VA loan, too!
Your bill combines county, town or city, and school taxes, and the school tax is usually the largest piece. Rates vary from one town and district to the next. We pull the actual tax history on every home we show you.
