Glens Falls and Queensbury offer year-round neighborhoods, schools and shopping, while Lake George, Bolton Landing and the northern towns are known for lakefront homes, second homes and mountain property. Buyers here range from families moving for work to people looking for a place on the lake.

Lake George runs about 32 miles from the village of Lake George north past Bolton Landing and Hague. Summer brings boating, beaches, island camping and steamboat cruises from the village.
Gore Mountain in North Creek is one of the largest ski areas in New York. West Mountain in Queensbury is a closer option for families, and Prospect Mountain's highway climbs to views over the lake.
Downtown Glens Falls has The Hyde Collection art museum, the Charles R. Wood Theater and a growing restaurant scene. The Warren County Bikeway connects Glens Falls and Queensbury to the village of Lake George.
The Adirondack Balloon Festival fills the sky over Queensbury every September, and Lake George hosts events and fireworks through the summer season.
School district lines don't always follow town lines. Check any home's district by its address.
All three. The village of Lake George sits inside the Town of Lake George, at the south end of the lake. Many lake properties are actually in Bolton, Queensbury or Hague, and some on the east shore are in Washington County. Check the town and school district on any home you're serious about.
Many owners do, but rules vary. Some towns require short-term rental permits, and homes near the lake can have extra septic and shoreline rules. We'll help you check the local rules before you buy.
Yes. VA loans can be used anywhere in the county, including on multi-family homes up to four units if you live in one of them. We specialize in working with veterans using their VA loan, too!
Yes. Most new building is in Queensbury and Lake George, with some custom homes in Bolton. We work with local builders and can walk you through lot selection, upgrades and the builder's contract, which works differently from a resale purchase.
