Clifton Park comes up in almost every first conversation I have with buyers looking north of Albany. And the first question is nearly always the same: what does it actually cost to buy there? Here are the real numbers from our MLS feed this week, plus the tax, school district and commute facts you will want before you start touring.
What do homes cost in Clifton Park right now?
Here is a snapshot of homes with a Clifton Park address on the MLS feed on our site, pulled on October 29, 2026. These are asking prices (list prices), not final sale prices.

One thing jumps out. The homes for sale today are asking more, on average, than the homes that just sold. That is partly because the cheaper homes go under contract fast and leave the bigger, pricier homes on the market.
What can I get for my budget?
Clifton Park has a wide spread of homes, so your budget really decides the type of house.
- Under $350,000: mostly condos and townhomes. The ones for sale now average about 1,190 square feet and two bedrooms.
- $375,000 to $500,000: mostly 1960s and 1970s single-family homes in established subdivisions like Clifton Knolls, Clifton Gardens and Country Knolls. Expect to budget for some updating.
- $500,000 to $750,000: this is the heart of the market. The average single-family home for sale has about 3.5 bedrooms and 2,460 square feet, at roughly $266 per square foot of asking price.
- $750,000 and up: larger homes built from the late 1990s on, plus new construction, which is listing from the high $800,000s this fall.
If new construction is on your list, ask me early. Builders often sell lots before a house ever shows up on the MLS.
How fast are homes selling?
Fast. On October 29, 2026 there were 89 Clifton Park homes under contract and only 67 for sale. About 125 homes closed in the last three months, roughly 42 a month. At that pace, today's homes for sale would be gone in about 1.6 months if nothing new came on.
In plain terms: well-priced homes in good shape still get attention in the first weekend. Have your pre-approval letter ready before you tour, and be ready to decide quickly on the right house.

What are property taxes like in Clifton Park?
Local fact: Clifton Park has no town tax for its General Fund. Its 2026 budget keeps that in place. The two town taxes that do apply are small: the 2026 highway tax works out to about $36.12 and the EMS tax about $36.40 a year on a home with a $300,000 full market value. That does not mean your tax bill is tiny. Your school tax, Saratoga County tax and special district charges (like fire, water or sewer, depending on the street) are separate bills. Those make the real difference between two houses. Before you make an offer, I pull the actual tax bills for that address so you are not guessing.
Which school district serves Clifton Park?
Most Clifton Park addresses are in the Shenendehowa Central School District, which also covers Halfmoon and parts of several nearby towns. Some homes on the edges of town, or with a Clifton Park mailing address, can fall in a neighboring district. Always confirm the district for the exact address, and check it on the tax bill, not just the listing.
How long is the commute to Albany?
Clifton Park sits right on the Adirondack Northway (I-87), with several exits in town. If you work downtown, CDTA's Northway Xpress bus leaves from park and ride lots at Exit 8 and Exit 9 on weekday mornings. Scheduled trips reach the Empire State Plaza in about 22 to 33 minutes, per CDTA's schedule effective November 30, 2025. Check cdta.org for current times.
Outside the commute, the town also runs the Vischer Ferry Nature and Historic Preserve along the old Erie Canal, home to the Whipple truss bridge, which the town lists for paving work in its 2026 budget.
How do I start looking in Clifton Park?
Start with three things: a pre-approval, a short list of must-haves, and a clear monthly payment you are comfortable with, taxes included. Then set up a search so you see new Clifton Park listings the day they hit. Thinking of selling first? Find out what your current home is worth so you know your real budget.
